About Ann Giles
I am a native Austinite who loves restoring old houses. I bought my first house as a young, single woman in 1995 and restored it with my dad. When I married, we converted that house to a rental and moved into this house, then also a fixer-upper. Four children and 20 some years later, we finished the renovation and decided to get out of downtown and on to the next project. A few of the children are now old enough to help out in the business, so we have started a concierge service to help support our guests (AustinNests.com). We hope you enjoy the house!

We fell in love with this property when we discovered it. We were not even looking to buy a house, but stumbled upon it and never looked back. It felt like a move to the country, as it is located on a quiet hilltop with a view of the western hills and gentle breezes blowing through the trees. It is secluded from the street and neighbors, yet right smack in the middle of the City--only minutes from downtown and walking distance to Zilker Park and Barton Springs.

Hidden Barton Hills Gem!
My family of 8 came in town for the weekend for my 30th birthday and stayed at Ann's place and it couldn't have been better. The pictures don't even describe how beautiful the house and property are. The house is tucked back on a beautiful lot looking over the Hill Country. I wanted to move in! Ann was very easy to communicate with, always answering my questions within an hour or so. Thanks so much for accomodating, I will absolutely keep the property in mind for future Austin gatherings!
Austin Hilltop Hideaway
This charming home is right in Austin but you feel like you’re out in the hill country. The kitchen and yard are great for family gatherings.
Beautiful, spacious home
We had such a great time staying at this home while attending ACL. Beautiful, clean, well maintained home with a fabulous backyard. Great location and perfect setting for us to spend with our friends.
Charming Ranch House
The house is quite beautiful. It has lovely furnishings and great character. It is perfectly hidden. Nestled in the trees overlooking the lights of Austin. The bedrooms were as described; very comfortable. The kitchen was by far the favorite spot. The pictures don't do it justice. We are looking forward to our next visit to Austin already. The one other thing I would say is that Ann does a great job with her descriptions and photos. If you notice, the main bathroom is shared by the three bedrooms including the master. It worked well for our family but for multiple couples it might be difficult. Having said that though, the rest of the house and the lawn make up for it. I would definitely recommend this house.

Stunning Property - Indoors and Out
Exactly as listed - the perfect hilltop hideaway. Enormous chef's kitchen opens to a beautiful yard. That is really the selling point - fire pits, heaters, hammocks, plenty of seating. Could not recommend this unique ranch house enough. Indoor touches include exposed beams, fire place, upright piano, screened-in porch. Was ideal for our weekend gathering.
