Welcome to Queen’s Landing at Windsor Hills, our beautiful, modern 3 bedroom, 3 bathroom villa in the prestigious 24 hour gated community of Windsor Hills. This spectacular lake view home is situated on a premium lot as it has no rear neighbors, no left neighbor and is ideally located less than 100 yards from the clubhouse and amazing community facilities. Some of our features include a fully equipped kitchen, granite counter tops, full size washer and dryer, televisions in every room, and private splash pool with color changing lights.

Windsor Hills Resort is located only 2.5 miles (10 minutes) from the Walt Disney World Resort and widely regarded as one of the best vacation communities in Central Florida. With over 60 restaurants, 4 supermarkets, several gas stations, drugstores, Walmart Supercenter and retail stores all within a 3 minute drive from our home, you couldn't find a more ideally located resort in the Orlando area.

STARTER SUPPLIES:

Like all vacation rentals our home is a "self-catered" vacation home. Guests are responsible for providing all cleaning supplies, laundry detergent, paper goods and other personal items for their use. The complimentary items below however are provided as a convenience for you when you first arrive.

• 1 sample of shampoo and conditioner per bathroom
• 1 roll of toilet paper per bathroom
• 1 roll of paper towel
• 1 trash bag per bathroom
• 1 dishwasher detergent
• 1 trash bag in kitchen

Any food left behind by the guest, including condiments, non-perishable food items and spices will be discarded to comply with the Florida State Regulations.

CLEANING:

We have always been very particular about cleanliness, but we want to let you know that we are doing our part to help our guests stay safe from the spread of unwanted viruses. Our cleaners and property managers take great care to sanitize and disinfect all high touch surfaces including, light switches, doorknobs, cabinet handles, remotes, keypad entry lock, etc. We use high quality, healthcare grade disinfectants and sanitizers as well as UV light sanitation prior to each guest arrival.

Mid-stay cleans or daily housekeeping is not included in the quoted rental rate. If you require a mid stay clean for an additional fee, please let us know.

*Due to severe home owner allergies and the amount we frequent our home, no animals are permitted under any circumstances - There are a number of pet friendly homes located within Windsor Hills which can be found by narrowing your search criteria*

Due to fire code, the Queens Landing unit is not to exceed SIX (6) guests. A complete guest list is required for each reservation Max guest exceedance and/or unregistered guests who are found to be in the Queens Landing unit will result in eviction from the property.

Access to the Windsor Hills amenities are for registered guests only. Wrist Bands are provided free of charge to registered guests only.

The Windsor Hills community and our townhome is monitored by outside video surveillance. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here.

Please be advised that your reservation will be both booked and confirmed directly from the owner after your initial payment has been placed. After booking you will receive a rental agreement directly from the owner by email.

Cleaning Fee - $160.00

$300.00 deposit required to hold your reservation dates with the balance due 60 days prior to check-in.

A guest starter package of: One roll of toilet paper in each bathroom, one roll of paper towel, one trash bag in each trash receptacle and one dishwasher detergent tab is included in your stay.

Should you need any assistance during your stay, you can contact the management company or the owners directly. We will make every effort to address the issue immediately.
